Northeast San Antonio sits on a segment of the Blackland Prairie, which contains some of the deepest and most expansive Black Gumb clay in Texas. This soil acts like a sponge, swelling significantly when wet and shrinking into hard, cracked slabs during droughts. This constant movement is the #1 cause of slab foundation failure in neighborhoods like Longs Creek, Northern Hills and Royal Ridge.
In the North East Metro area, the clay layer can be exceptionally deep. While concrete piers are a common traditional fix, Steel Piers are often recommended for homes in Converse and Schertz because they can be driven deeper into the earth to reach stable load-bearing strata. This prevents the seasonal bounce that occurs when shallow concrete piers move along with the active clay.
Windcrest features many established homes with brick exteriors. Look for Stair-step cracks in the mortar between bricks or gaps opening up at the corners of your garage door. In North East San Antonio, these are classic signs that one corner of your slab is dropping due to soil shrinkage. Hairline cracks in drywall are common, but if you can fit a nickel into the crack, it’s time for a professional inspection.
Yes. Unlike the rocky Hill Country, the flat terrain in parts of Live Oak and Universal City can lead to poor drainage. When water pools against your foundation, the clay underneath expands upward, causing heave. This can actually lift the center of your home, creating a humped floor. G.L. Hunt specializes in French Drains and Surface Drains specifically designed for the flat lots of the Northeast.
